Become a TGC Resident

Applicants for an apartment will be accepted on a first-come-first-served basis and are subject to the availability of the particular apartment requested. “Available” apartments include those for which TGC has received notice that an existing resident intends to vacate on a certain date.  Circumstances not necessarily under

TGC’s control may delay the date of availability of an apartment that TGC may believe would be ready for a new resident.  Whether a particular apartment is available can vary significantly within several hours or days.

The Application

All applicants must be 18 or older, complete a rental application and qualify individually.  All occupants must be listed on your application to reside in your apartment home.  Any omissions, errors or falsifications may result in denial of an application or terminate the right to occupy the apartment.

Employment History

  • Stable employment and income verification is required.
  • Two of your most recent paycheck stubs are required to verify income.
  • Self-employment must show two years of tax returns.
  • No employment letters accepted.
  • Offer letters will be accepted for relocations from major companies for new employment only.

Credit and Background Verification

We process each applicant’s background and credit through TGC’s property management software.  Unsatisfactory credit or background history may disqualify an applicant.  If you have experienced credit problems within the past two years, a satisfactory written explanation may be required. Your credit report must be free of debt charge-offs, judgments and/or liens.  Credit history for one year or longer is required.

Rental History

Present and previous residency (rental or mortgage loans) must be verifiable and in good standing.

Denial of Application

Applicant may be denied occupancy for the following reasons:

  • Falsification of or incomplete application
  • Insufficient income
  • Poor credit history
  • Poor rental history – including non-payment of rent or eviction, history of lease violations or criminal activity
  • Unfavorable background history

TGC knows how much love and joy pets can bring you. They are more than just a companion, they are family. Each TGC property maintains its own individual pet policies, but most accept cats, small dogs, and even large dogs. Check with your leasing agent regarding which properties accept pets; deposits and fees may be required.  Although we love all animals, certain breed restrictions and weight limits may apply; service animals are the exception. Documentation will be required.
